Home shopping advice

Shop for the house. Investigate the decision.

The prettiest kitchen in the world cannot rescue a payment you hate, a foundation you did not inspect, or a contract deadline you missed. Here is the practical version of buying well.

1
Set the payment before the price
Ask a lender for the full estimated payment: principal, interest, taxes, insurance, mortgage insurance, and any HOA dues. The list price is only part of the math.
2
Separate needs from nice-to-haves
Choose the location, payment, bedroom count, commute, and property conditions that truly matter. Keep cosmetic wishes in a second list so good homes do not get eliminated over paint colors.
3
Tour with your eyes open
Look past staging. Notice drainage, roof age, HVAC, foundation movement, windows, water pressure, odors, deferred maintenance, street traffic, and neighboring uses.
4
Write the whole offer
Price matters, but so do financing, option money, earnest money, closing date, concessions, appraisal terms, survey needs, and the seller’s priorities.
5
Inspect and investigate
Use the option period wisely. A general inspection is a starting point, not a warranty. Bring in specialists when the property or inspection findings justify it.
6
Protect the closing
Respond quickly to the lender and title company, verify wire instructions by calling a trusted number, avoid new debt, and review the final numbers before signing day.

Before you make an offer

Ask for the documents that can change the deal.

  • Seller’s disclosure, when applicable
  • Survey and title information
  • HOA documents and fees
  • Prior inspection or repair records, if available
  • Property tax and insurance estimates
  • Utility and flood-zone information
  • Financing and appraisal requirements
  • All contract deadlines in writing

Use experienced representation

You deserve more than someone who opens the door.

Good buyer representation means helping you evaluate the home, the financing, the contract, the risks, and the exit ramps—not just cheering because the countertops sparkle.
